Document Checklist

The mortgage loan process is complex, and the paperwork can be cumbersome. Below is a list of documents/information you will likely be asked for. Please make sure documents are clear (especially pictures) and complete. Underwriters are very picky, and will keep asking until they have exactly what they need. Please help us to help you by getting organized and delivering documentation (No originals, copies only) quickly when asked so that your loan process goes smoothly.

  1. Most recent payroll statements, one full month
  2. W-2's, last 2 years.
  3. Personal tax returns, all pages and all schedules, last 2 years
  4. If you are receiving: Social Security, pension, disability, child support or alimony - provide documentation to show the entitlement, and bank statements showing the direct deposit for the previous 3 months.
  5. If you receive child support or alimony, provide documentation of amount and if court ordered, provide complete copies of the court order and divorce decree.
  6. Last 2 month bank statements, all account, all pages (even if blank) Deposit/s over $500.00 must be explained and documented.
  7. Last quarter's statements for all stock, bond, mutual fund, IRA, and 401K accounts.
  8. If you are getting a gift fund for part of your down payment we will need proof gift money was deposited into your account, and proof/documentation where the money came from.
  9. A clear copy of your social security card(s) or resident card(s), front and back.
  10. A clear copy of your valid photo drivers' license.
  11. Executed purchase contract with all addendums. (all pages).
  12. Copy of down payment check/s.
  13. Letter of explanation for derogatory credit and recent inquires. (We will send you your credit report so you can do this). Please state whether or not any new credit has been established as a result from the recent inquires. 
  14. Name, address, and contact information of your realtor.
  15. Name, address, and contact information of the condo association. 
  16. Name, address, and contact information of your insurance agent. 
  17. Name, address, and contact information of your landlord. 
  18. Name, address, and contact information of your attorney.
  19. Name, address, and contact information of your title company
  20. Bankruptcy court discharge papers, all pages
  21. Most recent mortgage statements.
  22. Leases of investment properties.
  23. Hazard insurance declaration page.
